The Builders
Yorkwood Homes and Laurier Homes are both multi-decade GTA low-rise builders with delivered communities across York, Peel and beyond. For pre-construction buyers, builder track record matters more than renderings: it predicts construction quality, closing-date reliability and after-sales service. Both firms enrol homes with Tarion warranty coverage as Ontario requires — verify any builder's history yourself on the Ontario Builder Directory before signing with anyone.
Why Early Phases Matter
The consistent pattern in GTA master-planned communities is phase-over-phase price laddering — later releases launch above earlier ones as the community de-risks and amenities materialize. Early buyers carry the inverse risks: living in an active construction zone for years, schools and retail arriving after move-in, and assessment-versus-purchase-price timing. The honest frame: early phase = better price, more patience required.
How to Buy at Launch
- Register for the VIP list before August 18 — allocation priority follows registration and worksheet order.
- Review floor plans and the price sheet the moment they release; shortlist 3–5 lot/model combinations, not one.
- Submit your worksheet immediately with ID and deposit cheque ready.
- Have a real-estate lawyer review the APS — check the deposit schedule, closing dates and HST treatment (see deposits & closing costs).
